At Polestar Analysis we are here to help guide appropriate decision making in the land planning and real estate development market. Employ us to be your guide, to create and maintain guardrails and to improve the efficiency, success and sustainability of your planning and development needs. We will research and test the market to determine the capacity and/or unmet demand, with a personal touch. We will review code and find pitfalls and make recommendations for efficiencies.

Risk – Everybody manages risk all the time, every day. Is it safe to cross the street or parking lot? Is your coffee too hot to drink? What to do when approaching a turtle on the road while you are driving? The measured risk is personal and typically subconscious – different for everybody.

When we are unsure, we tend to pull out our cellphone or PC and “research” for advice. Information at our fingertips. Sadly, there are equal parts of misinformation and good guidance online. But how do we vet that and better yet, apply it? We all have our swim lanes – the skills in which we personally and professionally excel.


In the economic, land, and community development world there is low risk-tolerance due to financial and time considerations. We need good solid, verifiable information to create decisive, viable, executable, and high-quality plans. This is the Polestar Analysis swim lane.

Polestar will do the research and measure the risk, whether it be for filling an apartment building with tenants, or fiscal impacts of a new industrial development, or the short- and long-term impacts of tax increment financing. We will help clients decide what risk is acceptable for their community development or investment in a project or place. Analysis is not universal – in real estate, every site is unique and presents a unique set of circumstances.
